Mavern House Nursing Home in Wiltshire sold to Welford Healthcare

Mavern House Nursing Home is a high calibre nursing home registered for 51 service users, with excellent occupancy and a great ethos. The home sits in a property of intriguing characterful period elements and purpose-built extensions. The dressed stone period building to the front was the original village Vicarage and offers an attractive elevation to guests.

This popular nursing home is situated in a prime location between the Wiltshire towns of Corsham and Melksham, and enjoys a pleasant setting within its own grounds away from the main road and adjoining open countryside.

The business was previously owned by brother and sister team, Ms Jill James and Mr John Pearson, who have consistently improved and developed the home during their tenure, providing a much-needed service to the local and regional market. The pair decided to sell to retire from the care sector and pursue alternative business ventures.

Mavern House has been purchased by multiple care home operator, Welford Healthcare. Speaking on behalf of the company, Mr Peter Madden comments, “We are delighted to welcome Mavern into the group, and we look forward to learning from the special culture of this home. Many thanks to Simon for presenting this opportunity to us.”

Simon Harvey, Senior Director at Christie & Co, who handled the sale, comments, “We are delighted to have assisted Jill and John in moving on to other projects, and wish Pete and the team well with their latest acquisition.

“This transaction is yet another example of the appetite that exists in the market for high-quality care homes across the South West. Despite the ongoing challenges, the sector remains robust, with many seeing it as a good long-term investment where it’s profile has been raised through the most difficult of periods.”

Corporate Partner Hazel Phillips, joint head of our Health & Social Care sector group, said: “We were delighted to act on behalf of the sellers in the sale of Mavern Care. The timetable for the deal was ambitious and we worked quickly and commercially with all parties involved to negotiate terms. It is pleasing to see that whilst lending remains a challenge in the market, there is continued appetite from Real Estate Investment Trusts and operators to work together to buy good quality profitable homes and we wish our clients well for the future.”

The sale was supported by Impact REIT which funded the deal, alongside Tim Godfrey and Andy Hawkes from Chartered Accountants Bishop Fleming. Solicitors for the buyer were Joe Soul and Jordan Glackin of EMW.

Mavern House Nursing Home was sold off an asking price of £5,450,000.
